This is significant because Realtors would always prefer working with another Realtor as opposed to working directly with an “unrepresented” flat fee seller. Finally, flat fee MLS sellers need 4 critical items in their listing agreement for their protection. (1) No cancellation fee; (2) Listing broker shall send all buyer leads to seller (and not take them for their agents); (3) Language that states the listing broker will “unconditionally” withdraw the listing from the MLS upon request from the seller; (4) the hours of operation.
